Brunswick East by Milieu achieves Moreland City Council Design Excellence Scorecard
A burgeoning question in the planning, design and construction industries is how do we accommodate increasing numbers of Melbournians without compromising on liveability, affordability and sustainability? Well, Moreland City Council has devised a solution. The Design Excellence Scorecard establishes a benchmark for design excellence of medium and high-density development in Moreland, in addition to the requirements of the Moreland Planning Scheme. It’s a voluntary tool currently being trialled beyond March 2020.
The scorecard focuses on four key areas:
1. Building design and materials
2. Environmentally sustainable design and building performance
3. Building accessibility
4. Community benefit
Brunswick East by Milieu is the first development of its kind to achieve Moreland City Council’s Design Excellence Scorecard by meeting the four criteria listed above. The six-storey mixed-use building is a collaboration with architecture group Fieldwork and cross-disciplinary interior design team, Foolscap Studio. Made up of 43 dwellings comprising one, two- and three-bedroom apartments, Brunswick East will be fossil fuel-free and committed to 100 per cent renewable energy consumption.
Among its features, Brunswick East meets the respective criteria through ESD-driven materials, fixtures and fittings selection, solar power, rainwater collection and thermal performance, accessibility by public transport, bike or using limited car spaces and a social tenancy at ground floor to encourage local community engagement.
Milieu director, Shannon Peach reflects: “The process involved an even higher degree of workshopping and consultation with council’s planning team. With this in mind, we found the entire process extremely rewarding, as we were naturally aligned with the Moreland Council’s overall goal.”
Shannon continues: “The scorecard aims to improve the quality and liveability of medium and high-density developments. Our ethos has a strong focus on designing for communities, creating contemporary living spaces that respond to both the rigours of inner-city living as well as being environmentally and socially responsible and the scorecard embodies that. ”
Construction of Brunswick East by Milieu is set to commence by September 2020, with estimated completion in late 2021.
